We have a new house!!

So we closed on our house today!! YAY, we are proud owners of a house that needs lots of TLC. Its livable but no way near pretty. We are definitely looking forward to fixing it up because we will have exactly what we want. We also learned it was appraised for a lot more than we paid, so we are coming out ahead already. yahoo!

Of course, those who have listened to the market and knows what a turbulent mortgage market it is, probably wonders how anyone got a mortgage at this point. Well, we went through 4 different mortgages before we were finally approved without having it taken away. Yes, Fannie Mae cancelled 3 programs on us!! Good luck to anyone trying to buy a house in this market.

If anyone is buying a house in the Philly market I have to plug our realtor and mortgage broker. Without them this would have never happened.

First our realtor:
John O’Hara of Re/Max. 267-481-1786..he was awesome, handled everything calmly, beautifully and explained everything along the way. He also was very good at drawing up our offer and we closed on our house within 3 weeks of putting a bid on the house. He is a very nice guy and will work his tail off for you. Let me tell you, he definitely had to work for his commission and I think Nike pays their workers better.

Second was our mortgage guy, David Abramowitz of First Manhattan Mortgage. 215-572-1998 He worked tirelessly on our deal. He had to call us four times to say, “they just cancelled your loan program but I found something else”. He stayed up at night plugging away and got us a really awesome mortgage. Lets just say, we should not have gotten such a great deal especially with the market in such turmoil.

I will be sending out new address cards and emails. I will notify everyone when my internet goes down and will try to get everything out before we move. Which will be around the 1st.
